10044 Prairie Dunes Way Just Sold

Last week we closed on my listing at 10044 Prairie Dunes Way.

This is a great house out by Wildhawk Golf Course just a little bit past Bradshaw and Florin. Yes, that is a ways outside of East Sac, but I'm happy to go where my clients need me. These clients were referred to me by some of my past clients (now neighbors). I helped them buy a wonderful brick house here in East Sac recently and then list and sell their old home.

We were able to get more for their house on Prairie Dunes Way than they originally expected and the closing went very smoothly, despite a slight delay in the closing due to the buyers loan.

3522 D Street in East Sac Just Sold

When I first moved back to California many years ago, my wife and I rented a great little house in East Sac at 3522 D Street. It is on the friendliest block that I have ever lived on and I know more neighbors there than at all the others homes that I had lived in up to that point.

To me, this block of D Street exemplifies what a great neighborhood looks and acts like. It has all the qualities that make East Sac one of the most desirable neighborhoods in the area.

We do regular block parties and summer outdoor movie nights, we meet up at the local events like this weekends Pops in the Park in McKinley Park and we help each other out in so many ways.

I am so happy that I got to help a great person buy the house that Cheryl and I lived in for several years. I'm even happier that I get to introduce a wonderful new neighbor to this great block and know that I have just helped her move onto one of the friendliest streets in the neighborhood.

I love my job!

253 39th Street in East Sac Just Sold

I'm building a great set of neighbors around me! I've just helped a wonderful couple buy a house at the end my of block. They will add on and do some serious remodeling and turn it into an amazing home.

These neighbors were referred to me by past clients. The house they bought is just three doors down from where those friends live! I now have five clients within eight houses of each other! I'm feeling pretty good about calling this My Neighborhood!

3747 Willow Bend has Just Sold!

I helped some wonderful clients buy a great home in Antelope a couple years ago. They were referred to me by another great client and I was happy to help them.

Work is taking them out of the area and so they contacted me to help them sell their home. We were aggressive in the pricing but they did everything to make the house show it's best and I really pushed the marketing on the home. We had them in contract for a full price in the first weekend, for a net total of much more than they thought they could get.

I love working with great clients and it is even better when I get to work with them on the second time around.

I love it when I can listen to my clients and then truly deliver what they want in a home! A brick home with a large back yard was a top priority for them and for a while it didn't look like a likely outcome. I had faith that we would find it if we were diligent and moved quickly when the opportunity came up. Sure enough, this great house came on the market and we pounced on it before anyone else could get it!

The new owners of this great brick house in East Sac were referred to me by wonderful clients of mine. I helped them buy an amazing house just one block from me a few months back. I love building my community around me...

1216 47th Street in the Fab 40's of East Sac has Just Sold

We had this property listed for a while and decided that we should take it off the market for a little bit to refresh the listing.

Wouldn't you know it, just two days after taking it off the market we got two offers! Since it was off market when we accepted the offers, you won't be able to see the sale in the standard MLS, but it was still a great sale!

I just got to hand off the keys for the wonderful single story home in Fab 40's of East Sac at 4701 M Street.

These clients found me on my web site (well, her mom found me and passed my name on) and I was able to help them make the big move down from beautiful, but rainy Seattle. I had lived up there for many years and love being back in the sun and warmth of Sacramento.

I have a wonderful client that just purchased this great home in the Midtown's Metro Square.

We had gotten in contract on another property, but on closer inspection it just wasn't the right fit for her and we had to cancel that transaction. I'm so happy to see her in this home instead because it lights her up where as the other one was just going to be lots of work to make it some place that she would be happy to be.

The sellers of this home have been wonderful to work with and the transaction went very smoothly.

I'm love seeing a happy client get a home that they truly love! Well worth the extra time searching to make that happen.

Just Sold 1348 40th Street in the Fab 40's of East Sac

I had the great pleasure of helping a wonderful client purchase this home in the Fab 40's of East Sac. It has been completely rebuilt and is in great condition and is as cute as can be.

This is one of those properties that made it onto my short list as soon as it came on the market and I knew that I wanted to be the agent to help a buyer get this home. I think that my client got a great deal on this home, especially given the great condition, location and charm.

Best of all, my client was a true joy to work with through the whole process!

Just over a week ago I had the pleasure of handing off the keys to an amazing home in East Sac.

908 45th Street had multiple offers on it since it is such an amazing three bedroom, two bath home on a picture perfect block of 45th Street. My clients were wonderful to work with, the listing agent was the pinnacle of professionalism and the seller took care of everything to make it a great transition to the new owners.

All in all, this was one of the smoothest transactions that I have had in a long time, and it was on a house that I love and could have easily seen myself living in (if I didn't already have the dream home for my wife and I)!

4441 I Street in East Sac Has Just Sold!

This was a very smooth transaction on a wonderful listing!

4441 I Street is a property that my investor client bought a year ago and transformed it into an amazing two story home. It fits in so well with the neighboring houses and has so much charm. We came on the market on Thursday December 19th, had an offer on the 24th (Christmas Eve!) and negotiated the acceptance of the offer on Saturday the 29th! Just 9 days on market over the Christmas week.

It just goes to show that any time of the year can be a good time to list your house. As always, having it priced right for the condition and location is critical to getting a good offer in a short period of time.

This one took much longer to close than expected, but I was able to hand off the keys to this amazing home last week.

1344 39th Street in East Sacramento Just Sold

I met some wonderful clients many months back while holding my listing at 1210 40th Street open. Yesterday I was able to hand off the keys to 1344 39th Street to them.

They had a very specific search that included new construction, a yard large enough for a pool and a two car garage, all in East Sac. In any other neighborhood this would have been an easier search, but East Sac doesn't see this combination very often.

The listing at 1344 39th Street fit the wish list, but the asking price was a bit much. After lots of negotiations we got it down to an acceptable level and just closed the deal.

I met some wonderful clients at my open house on 3331 L Street a couple months back and started showing them some great East Sac homes. A little ways into our hunt, this great house on one of my top three favorite blocks in East Sac came on the market. 330 36th Way has an amazing kitchen, lots of old world charm and great updates throughout. It is close to McKinley Park and the back yard will be perfect for entertaining.

This wonderful house is only a block away from my home so I would walk to many of my appointments in the purchase process. 

My wife and I go for regular walks through our neighborhood and that takes us by this property on a very regular basis. I already have two other clients within 4 houses of this one and one more on the way. Maybe I should start a client appreciation block party right on the corner of 39th Street and 36th Way...

It took us longer than we expected, but we have finally closed on the sale of this amazing home at 1210 40th Street.
