Just Sold – 2345 Ivy Vine Way
I’m proud to have helped this family purchase this great home. It fit all of their needs and we negotiated a great price for them. It was listed at $174,900 and we got it for $158,000 with 3.5% back towards the buyers closing costs!

39th & M Updates
Updates on 39th and M in East Sac: Unfortunately very little of the massive overgrowth of vegetation could be saved. The front tree was too close to the house and one of the reasons the duplex foundation was so poor. The massive sycamore out from is staying and so some of the trees in the very back…
The lot feels much bigger and cleaner now that the overgrowth is pulled away from the duplex.

“With the weather forecast indicating more rain and a very soggy McKinley Park, my sidewalk office hours and the Pops in the Park concert scheduled for June 4th have been cancelled. Tom Rigney & Flambeau will play on Sunday, June 12th, 6:00 p.m. at McKinley Park.

Just Sold – 3782 Rock Island Drive
It took quite a while, but we have finally closed on this amazing home. As soon as I saw it come on the market I knew this was the one for them. It had everything they were looking for and it was completely updated with granite countertops and stainless steel appliances. We were looking for a home with a fireplace, vaulted ceilings, updated kitchen and bathrooms and plenty of room and this had it all.
It came on the market on February 14th and by the 17th we had it under contract. I’m sure it wouldn’t have lasted a week on the market if we had waited.
My buyers are going to enjoy a great home in Rosemont close to their family. I’m confident in knowing that when I recommended that they pass on a home that was almost good enough and that we wait for the perfect home, it was the right recommendation. Sure, I could have had them under contract sooner, but that’s not what it’s about for me. By doing the right thing and waiting for the perfect house I know that my duty to my buyers was done at the highest level and as a bonus, I’m getting invited over for barbeque!

A couple weeks ago Cheryl and I tested the theory the visiting Yosemite Valley could be done in a day trip.We left our home in East Sac at 7:00 am. With a stop for gas and another stop in Groveland for sandwiches we were in the valley by 11:00.
The waterfalls were flowing at full capacity and the weather was great! We tested out Cheryl’s new wheelchair and the amazing attachment that she has for it. It is called a Free Wheel and it lifts the front casters off the ground so you run on a larger front wheel. Great for off road and other rough terrain.
After a couple light hikes, a great picnic by the river and lots of amazing pictures, we left Yosemite Valley around 5:00 and were back home by 8:30.
It was a long day in the car, but well worth it!

The MDA Muscle Walk is the largest walk event funding research and services for people with any of more than 40 muscle-damaging diseases, including Charcot Marie Tooth Disease, the condition that Cheryl has.

Bike Safety Forum
The McKinley East Sacramento Neighborhood Association (MENA) is presenting a Bike Safety Forum on Sunday, May 1st from 1:00 pm – 3:00 pm. This will be held at East Sac Bike which is at the corner of 56th and H Street. The event will focus on bike safety in East Sacramento and the American River parkway. Numerous speakers will be presenting a variety of tips for safe cycling. This event is a local kickoff event for National Bike Month. Please join us and bring your questions. 24th Annual Pancake Breakfast and Easter Egg Hunt
The Sacramento-Midtown Kiwanis Club is hosting its 24th Annual Pancake Breakfast and Easter Egg Hunt on Saturday, April 23rd. The breakfast starts at 7:30 am and runs until 11:30 am. The cost is $5 for adults and $3 for children.

This sad little duplex will soon become the site of an amazing Fab 40’s home. My clients have just purchased it and once they have the permits for a completely new construction project they will remove this duplex (that has major foundation damage, lots of wood rot and too many other problems to list or make it worth saving).

McKinley Clean Up
The neighbors of East Sac are getting together to help clean up McKinley Park on Saturday morning from 9:00 to 12:00.
We won’t let budget cuts to parks and recreation let our park get shabby!

First Ride of the Season
It was a nice warm spring day and the sun was out for a while and we were too.
My wife and I ride a very unique bike. It is a recumbent tandem bike. It is really two separate trikes (three wheels) and we remove the front wheel from my wife’s cycle and hook the empty front fork to the back of my cycle. This results in a 5 wheeled contraption that helps to blend our pedal power. When we were at the peak of our biking two years ago we did several rides that were over 50 miles for the day.
Today was just a 5.7 mile ride down McKinley Blvd, weaving through the north east corner of the neighborhood, cutting south to M Street and taking that back to catch Santa Ynez back home. It was a perfect little ride to start out the season. We’re looking forward to many more rides.
