Tree Tours in McKinley Park


We all admire the trees in and around McKinley Park, and now here's your opportunity to learn more about them. Starting July 2, the Sacramento Tree Foundation will be offering a series of tree tours of McKinley Park. This tour will begin near the Shepard Garden and Arts Center parking lot, and will be led by a certified arborist. The tour will run from 6:30-8pm.

According to the Sac Tree Foundation's website, participants are encouraged to bring a tablet or smartphone and will be shown how to identify trees, edit data and a lot more using GreenprintMaps. Digital technology is not required, however, to enjoy the trees and the tour.

In order to make the most of the tour, it is recommended that you wear comfortable shoes and bring along a water bottle if the weather is warm (which we know it will be).

Taste of East Sac

This Sunday, June 30, Taste of East Sac returns to the Shepard Garden and Arts Center near McKinley Park. Now in its fifth year, Taste of East Sac showcases all the best that area restaurants, wineries and breweries have to offer. The food and wine on hand will be plentiful and delicious, and the cause worthwhile. This event supports Pops in the Park, which just recently wrapped up its 2013 season.

This year's theme is "In the Good Old Summertime." From 5-7pm, you can enjoy the summertime vibe along with the abovementioned refreshments, art and music.

McKinley Park Work Day


The new playground is built and looking gorgeous. But help is still needed to keep the rest of McKinley Park neat and tidy. On Saturday, June 29, the Friends of East Sacramento is holding a volunteer day at McKinley Park from 9am-12noon.

Volunteers will do some pruning and raking in the area near Shepard Garden and Arts Center. Snacks, water and coffee will be provided, as well as most needed equipment and supplies. However, volunteers are asked to bring their own garden gloves and wear closed-toe shoes.

310 36th Way Just Sold


I got a call in March by someone that was looking for a house in East Sac, but not just any part of East Sac, they wanted to be near McKinley Park and preferably on one of three blocks. The house should have three bedrooms and two bathrooms and be under $550,000. OK, as long as it doesn't also have to be a specific color then these aren't too tight of search restrictions.

Turns out that an investor was working on a house that perfectly fit what they were looking for. They didn't want to accept an offer before they were done with the construction and put it out for competition, but that didn't stop us. On April 2nd we put in an offer and by April 16th we talked them into accepting the offer before the remodel was completed. 

On June 12th the builders finished all but one or two punch list items and on June 13th we closed and handed off the keys! The property never made it to market so you won't find a record of it on the MLS. In a market like this, sometimes you have to move quicker than the rest of the market can move.

I now have some wonderful new neighbors just a block away from me and they have the house they wanted on the block they wanted. It even has the front porch that we asked the builders to install, so it hits all the key wish list items!

395 Little River Way Just Sold

I have a great client that recently bought a wonderful home in the Pocket/Greenhaven area. This is a great 4 bedroom, 3 bathroom home that is just over $2,000 square feet.

We had to move quick to beat out the other offers, but that wasn't a problem for my client. She was decisive and able to lock up a great new home for herself.

It turned out to be one of the smoothest transactions I have had in a while.

McKinley Playground Dedication

Over the past year, thousands of people have volunteered their time and given donations to rebuild the McKinley Park playground after it was burned down last July. And soon thousands can enjoy and appreciate the efforts of this monumental community effort for many years to come.

Pops in the Park, Mick Martin and the Blues Rockers, Mckinley Park


This year's Pops in the Park goes out with a bang with Mick Martin and the Blues Rockers, performing tonight, June 22, at 6pm at McKinley Park. A staple at the Sacramento Music Festival, this band has often been cited as the "Best Unsigned Band in the Blues." And you'll see why when you see them perform covers of classic blues as well as original tunes. Tamera Berg, part of the KCRA weather team, will be the night's emcee.

The Pops in the Park at McKinley is always my favorite since I live just a couple blocks away and can walk to the event! I hope to see a lot of past and future clients at this event.

Pups in the Park


I defy you to resist the cuteness. The morning of June 22, before Pops in the Park takes over, McKinley Park is the setting for the 5th Annual Pups in the Park dog walk and costume contest. From 9am to 12 noon at Shepard Garden and Arts Center (35th & McKinley), bring your own pup (and/or other human friends) and enjoy the 1K dog walk/parade, contests, raffle prizes and goodies from local vendors, as well as meet other dogs available for adoption from area rescue groups.

Admission is free, but if you want to enter your doggie in the costume contest and/or join the dog walk, the entry fee is $20. Proceeds from the event benefit Friends of East Sacramento, the Youth Development Network and Happy Tails Pet Sanctuary.

Pops in the Park, Bertha Henschel Park, The John Skinner Band


For decades, The John Skinner Band has entertained audiences throughout Northern California with their energetic blend of 1950s rock, swing, Motown classics, ballads and more. Tonight, June 15, they will be performing at 6pm at Bertha Henschel Park as part of this year's Pops in the Park. KCRA's Edie Lambert and former California State Assemblyman Lloyd Levine will be the evening's emcees.

McKinley Village Environmental Impact Study


There will be a city meeting about the upcoming environmental impact study for McKinley Village. It will be Wednesday evening from 5:30 to 7:00 at the Clunie Community Center in McKinley Park (601 Alhambra Boulevard).

As per the document “ Responsible agencies and members of the public are invited to attend and provide input on the scope of the environmental document for the proposed McKinley Village project”. 

The document also states:
"Written comments regarding the relevant issues may be submitted at the meeting” and on the second page it state “written comments or questions concerning the proposed project should be directed to the City’s environmental project manager at the following address by 4:00 pm on June 24, 2013. How NOT to stage your home for sale!


OK, I toured a great house today. It is in a good location, it has been well updated, I even liked the layout and the landscaping. Even the price is right, so it has so much going for it.

Some of the art in the house was very cool and some of it was rather odd.

There was a couple pieces of art that were a little bit distracting, but there was one that just made me stop in my tracks. 

This sums up the “How NOT to Stage Your Home”. Don’t have art that might put a buyer off or art that is so distracting so the clients remember the art instead of the house, and remember to put the toilet seat lid down, especially if it looks like this!

June 8, Popsin the Park moves to GlennHall Park. The evening's entertainment is Mercy Me!, a three-time Sammie award-winning band that will perform covers of popular R&B and funk tunes, as well as their own original music. Mellisa Paul, the host of local TV talk show Sac & Co., will oversee the festivities as the night's emcee.

McKinley Village Meeting Follow Up


I went to the community meeting about McKinley Village last night. It started at 6:30 and didn’t wrap up until 8:30. There was lots of good information, but most of the crowd wanted much more, and they were a very tough crowd! 

I’m glad that I wasn’t one of the people at the front of the room because they had it rough. There was probably 250 people in attendance and almost all of the vocal ones were unhappy. There were several people that spoke out in favor of the project but they were definitely out numbered by the ones with concerns and questions.


What are my take aways from the meeting?

There is a good chance that this site is going to be developed. I talked to the city planning department representative after the meeting and it sounds like there truly is a decent chance of houses going into this site in the next two years.

Despite the local opposition to the plan, this is the best plan that this site has seen and if it is going to be developed (and not into just a large park) 325 houses is much better than a high-rise hotel and office complex or the big box stores that were proposed by other developers in the past.

The application for this development was only made one month ago, so it is still in the very early stages. A traffic study has been started and will take another 8-12 weeks to complete. An Environmental Impact Report has been ordered and that extensive report should be completed in October and up for public review at that point. 

The design is better than I originally thought. They will be doing high earth berms with trees instead of a sound barrier wall, both on the side with the freeway and the railroad tracks. They have placed the houses far enough back from the tacks so they shouldn’t feel any of the vibration of the trains. They are going to have about 40-45 different home designs so it won’t look like a cookie cutter development. The are budgeting much higher build costs for each house (I think it was 40% above their normal build budget) to make sure that they can give them all the character and charm that they will need to appeal to the local expectations, which they know will be very high.


When I look at an average East Sac block, they have about 40-50 houses on each block, depending on the block. If the builders get to build 325 houses, that is the equivalent of 7 to 8 blocks. To give myself an idea of what this looks like in current East Sac reference, there are 332 houses on the blocks of 34th, 35th, Santa Ynez, 36th, 37th, 38th and 39th Streets between H Street and McKinley Boulevard. Surprisingly, this was about the same amount of land with one being .07 square miles (44 acres) and the other being .08 square miles (51 acres).



Do I get a little freaked out about having those new homes added into the neighborhood behind me? Yes, although not as much as my wife does. 

Does it feel better for me to think about it in the terms of 7 more blocks of neighbors behind me? Yes, that doesn’t bother me nearly as much.

Would I rather not have this land developed and not be dragged into this conversation? Yes. Change is hard and I don’t like it and it scares me sometimes. Does this mean that I oppose it? No, I’m still not for or against it yet. 

Would I still have bought my house on Santa Ynez two months ago if I know that this development was going in? You better believe it! The block of Santa Ynez between 39th and McKinley is my favorite block and I don’t think this development will impact that. 

I can respect all the other opinions can concerns about what this means for the neighborhood, but I don’t think it will be a big deal once it is all said and done. It will have a larger impact during construction for the residences on B Street that back up to the tracks or the houses near the entry roads after development, but I think that as you move a few blocks out the impact will be minimal. I may be wrong and there are plenty of people that feel different about the project. 

Only time will tell what will eventually be developed here and what impact it will have. I’ll keep a close eye on it and keep posting about it...



410 Messina Drive Just Sold


Last week was a busy week for closing transactions and 410 Messina was the second one that I closed on Friday.

I have some wonderful clients that have been looking off and on since March of last year and we just got them into a great house in River Park.

This home was completely updated and in great condition. We moved very quickly when I saw it hit the market and beat out the competition. The sellers were out of country for all be a couple days at the start and end of the transaction, but it went very smooth. 

When I compare this house to many of the ones that they looked at, I'm very pleased with what they got. It was a tough market, but they hung in there and now have a great home to host their own Oktoberfest in!

940 Q Street Just Sold!

I have had the great fortune to list and sell many properties in the Saratoga Townhomes. 940 Q Street was the fifth one in the past two years and it gives me a perspective of the values in this little complex. Out of 36 units, only 8 of them are the larger 3 bedroom layouts, and that is what this one is.

It was very well updated and showed great. We were on market for 20 days, got two offers and Mike and Danika ended up selling the house for the full asking price of $289,000. That comes out to $237 per square foot, a great improvement over a year ago in this complex.

There is almost no inventory on the market in the downtown/midtown area right now. If you are thinking about selling, now is a great time to list!

McKinley Village Meetings

Don't forget, if you want to find out all the details on the Mckinley Village project or the latest and greatest info on the progress of the Sutter Park neighborhood you should go to the MENA meeting on Tuesday night at 6:30.

The community meeting is sponsored by MENA and ESIA on June 4th at 6:30pm at the Clunie Auditorium. The presenters will display graphics and answer questions on the proposed development.
