Fab '40s 5K Run/Walk
It is no exaggeration to say that Alzheimer's disease affects millions of Americans. Odds are that, even if you don't have anyone in your family with Alzheimer's, you know someone who has. In order to support the families and caregivers of those with Alzheimer's disease, the East Lawn Memorial Park will hold its 6th Annual 5K walk/run through the scenic Fab 40's neighborhood this Saturday, July 26.
More than 1200 people are expected to participate in this popular event. The course starts and ends in East Lawn Memorial Park. The main part of the course is back and forth along M Street, with a loop around next to East Portal Park. With the tree-lined streets and the exquisite architecture of Fab '40s homes, this is truly a gorgeous way to support a great cause.

4th of July Parade in East Sac's Fab 40's
This year will be another great 4th of July parade in East Sac's Fab 40's!
We will start on 41st Street between J and M and sometime around 11:00 we will roll out in a large, neighborly mob up the block to J Street, down 42nd Street to Folsom and then back up 41st Street.
I'm not sure what makes this event so magical, but it is. There is no marching band, baton twirling troupes, fancy cars, groups of Kiwanis/Rotary Club/Fraternal Order of anything. It will be neighbors on foot, bike, wagon, motorized beer cooler or other crazy contraptions. Some people will dress up in red, white and blue, some people will dress up like Uncle Sam. Aside from a firetruck and some great front yard parties, there is very little organization that the casual observer can see.
The vast majority of people that go to this 4th of July Parade aren't going to watch the parade roll past them, they are there to walk side by side with hundreds of fellow neighbors the whole route. I guess that is what makes this parade so special. We aren't going there to watch it, we are going there to be a part of it.
I do love my neighborhood!

East Sac Garden Tour
This weekend, take Mom out and show her the best and most inspirational gardens the Fab 40's has to offer at the 16th Annual East Sac Garden Tour. As stated on the tour’s website, from 10am-4pm on May 10th and 11th:
“Tour seven (7) beautiful and inspiring gardens in Sacramento’s ‘Fabulous 40s’ neighborhood and join us for a delicious luncheon at our Tea Garden at Sutter Lawn Tennis Club as well as the new addition of food trucks at David Lubin near the boutiques. Stroll along the tree-lined streets and beautiful homes to view a variety of lush and creative gardens.”
Presale tickets for the tour are $20 per person 12 and older, and luncheon tickets are an additional $15. They may be used either day of the tour. Tour ticket prices increase to $25 the weekend of the tour. All profits from the event will go to benefit the enrichment and academic programs at David Lubin Elementary School. 1216 47th Street in the Fab 40's of East Sac has Just Sold
We had this property listed for a while and decided that we should take it off the market for a little bit to refresh the listing.
Wouldn't you know it, just two days after taking it off the market we got two offers! Since it was off market when we accepted the offers, you won't be able to see the sale in the standard MLS, but it was still a great sale!

4701 M Street Just Sold!
I just got to hand off the keys for the wonderful single story home in Fab 40's of East Sac at 4701 M Street.
These clients found me on my web site (well, her mom found me and passed my name on) and I was able to help them make the big move down from beautiful, but rainy Seattle. I had lived up there for many years and love being back in the sun and warmth of Sacramento.
They have been some of the nicest clients to work with. I been blessed with a great run of clients and it really does make my job such a pleasure.

Just Sold 1348 40th Street in the Fab 40's of East Sac
I had the great pleasure of helping a wonderful client purchase this home in the Fab 40's of East Sac. It has been completely rebuilt and is in great condition and is as cute as can be.
This is one of those properties that made it onto my short list as soon as it came on the market and I knew that I wanted to be the agent to help a buyer get this home. I think that my client got a great deal on this home, especially given the great condition, location and charm.

40th Annual Holiday Home Tour
Over the course of 40 years, the Sacred
Heart Holiday Home Tour has become a favorite Christmastime event,
pairing the gorgeous architecture of historical homes in the Fab 40's with equally beautiful decorations installed by
local designers. This year's featured homes include a stately Tudor,
a remodeled plantation-style home and more.
This coming Friday, Saturday and Sunday
(December 6-8), attendees will get to tour homes starting from 38th
Street (between M Street and Stockton Blvd.) and winding through East Sac to 47th Street. Starting from either direction,
self-guided walking tours take approximately two hours. The price of
a ticket ($25 in advance, $30 on the day of the event) includes
one-time admission inside each of the five homes on the tour. Given the weather reports, make sure that you dress warm, especially if you plan on walking this one!
After the tour, the Holiday Cafe and
Gift Shop will be set up in case you're in need of warm, delicious

6th Annual Fab 40's 5K Run/Walk
If you're anything like me, you'll come
up with any excuse to wander through the Fab
40's and admire the amazing homes there. So what
better excuses could there be than supporting the Alzheimer's
Association and getting some exercise?
This coming Saturday, July 27 is the
6th Annual Fab 40's 5K Run/Walk. According to the event website, "We
want to increase the understanding of Alzheimer’s disease and its
devastating effect on families. We feel the need to provide an
opportunity for affected families to meet and interact with one
another." In order to help those afflicted with the disease,
their caregivers and families, all proceeds from the event will go
directly to the Alzheimer's Association (www.alz.org).
Registration begins at 7am at East Lawn
Memorial Park (4300 Folsom Blvd.). Starting at 8:30amd, the 5K route
will take participants through the Fab 40's neighborhood along M
Street and back through the park. And just in case that isn't enough
for you, custom event T-shirts, refreshments, music and awards will
also be provided. And while you're in the park, be sure to visit the
new Alzheimer's Memorial Wall, the first of its kind in the nation,
modeled on the Vietnam Wall.
Entry fees are $35 for adults (the early discounts have passed); $16 for all Kid's Fun Run

1457 47th Street Just Sold
I helped my investors purchase this
property at 1457
47th
Street back in June last year. It was a small 2
bed, 1 bath home in a great Fab
40's location in East
Sac.
When they completed the construction it
was a four bedroom plus a den, three and a half bath home. The demand
was so high for this great home that we had it under contract months
before the construction was completed.
We just closed the transaction after a
bit of challenges with the loan and we are all happy to have
completed this transaction.

1462 46th Street Just Sold (a while back)
OK, I have been very busy and when that happens, my blog suffers. Apparently, I don't even post about when I have a transaction close.
Back on February 26th my clients purchase this wonderful property at 1462 46th Street. This is a great location in the Fab 40's with a large lot, a pool and a two car garage. The new owners will add on to the home and remodel it and make it the prefect home for them.

Sacramento A Seller's Market Again – Nathan Sherman on Fox 40 News
A little over a week ago Fox Dennis
Shanahan of Fox 40 News interviewed me to talk about how Sacramento
has become a seller's market again. This is something that us in the
industry have known for most of the year, but now all the market data
is out to support that.
The market analyst's over at Zillow had
identified Sacramento as the third hottest seller's market in the
country!

Real estate website Zillow recently
listed Sacramento as the third hottest sellers’ market in the
country, right behind San Francisco. San Jose was listed number one.
FOX40 visited with Nathan Sherman of
Dunnigan Realtors in Sacramento, who confirmed what the Zillow
ranking suggests.
“There is not nearly enough
inventory, and buyers are struggling to get a home under contract,”
Sherman said of the Sacramento market.
Year-over-year detached resale home
prices in Sacramento County have been consistently positive over the
past six months, according to DataQuick. The median price in
November was $185,000. That is 17-percent higher than the price in
November of last year. Potential buyers are finding themselves in
bidding wars.
Sherman also said it is not uncommon
these days to call a listing agent when a house comes on the market,
and learn that the agent already has ten offers in.
People waiting for the right time to
buy a home might be well advised to start looking soon, before things
heat up even more.
As Sherman put it, “People were
waiting for the bottom of the market. That has come and gone.”

To complete my Just Sold catch up
series, we just closed on 1334 39th Street in the Fab
40's of East
Sac!
This is an amazing 3100 square foot 5
bed, 3 bath home on a large lot. I got my client in contract on this
property back in mid-September while the property was still under
construction. We just closed on Monday and I was able to hand off the
keys to this amazing new home.

905 46th Street Just Sold
OK, it has been over a month since my
last post almost a month since 905 46th Street has closed.
I have been very busy and the idea that the holidays is a slow season
is again proving to not be the case for me. I'm not complaining, I'm
just justifying my neglect of my blog :)
905 46th Street is a great
property that my favorite builders have done a complete remodel and
addition to. It fits well into East
Sac and it's location just outside of the Fab
40's is perfect.
I have some other projects coming up
with these builders and know of many other that will be coming on the

1457 47th Street Construction
This great project at 1457 47th Street in the Fab 40's is about to enter my favorite phase. Where there is framing built out on the
second story but no windows installed. I love going in as a break in a day of
working on deals for clients and just hanging out a second story window and
watching the neighborhood.
I can’t do it yet because the stairs aren’t installed and I’m
not about to bother the work crew with a guy in slacks climbing around on their
ladder…

1210 40th Street Construction
The new front door is on 1210 40th Street and the insulation is going into the walls and ceiling. Stucco
should be applied soon and drywall will go up and then it will really start to feel
like the house that it is becoming.
I’ll get to hold this Fab 40's home open before I know it (assuming that someone doesn’t buy it before it’s
finished…)

1210 40th Street Under Construction
Work is moving along nicely at 1210 40th
Street in the Fab 40's
of East Sac.
All the windows are in place as well as all new plumbing and electrical.
They are getting ready to do the first rough coat of stucco on the exterior, the interior is ready for the drywall and the roof has been loaded with the tiles. It is starting to feel more and more like a house instead of a construction site. The finishes will come together quickly from here on out.
