More Reviews and Thank You Cards

Apparently it has been a long time since I have posted any of my reviews and referrals by past clients. I’ve got a few spare minutes today so I’ll post away...

I love my job. The only thing better than helping someone with what might be the largest transaction of their life is having their appreciation and acknowledgement for all the work that I put into it to make it as smooth and easy as possible for them.

6th Annual Fab 40's 5K Run/Walk

If you're anything like me, you'll come up with any excuse to wander through the Fab 40's and admire the amazing homes there. So what better excuses could there be than supporting the Alzheimer's Association and getting some exercise?

This coming Saturday, July 27 is the 6th Annual Fab 40's 5K Run/Walk. According to the event website, "We want to increase the understanding of Alzheimer’s disease and its devastating effect on families. We feel the need to provide an opportunity for affected families to meet and interact with one another." In order to help those afflicted with the disease, their caregivers and families, all proceeds from the event will go directly to the Alzheimer's Association (www.alz.org).

Registration begins at 7am at East Lawn Memorial Park (4300 Folsom Blvd.). Starting at 8:30amd, the 5K route will take participants through the Fab 40's neighborhood along M Street and back through the park. And just in case that isn't enough for you, custom event T-shirts, refreshments, music and awards will also be provided. And while you're in the park, be sure to visit the new Alzheimer's Memorial Wall, the first of its kind in the nation, modeled on the Vietnam Wall.

Entry fees are $35 for adults (the early discounts have passed); $16 for all Kid's Fun Run participants. For more information and to register, call (916) 492-8966 or visit fab40s5k.org/.

5th Annual 38th Street Blood Drive

Despite a disease that kept her from producing enough white blood cells, Alice McAuliffe's mother was able to live for several years with regular blood transfusions. After seeing firsthand how vital blood transfusions are, McAuliffe decided to host an annual blood drive in front of her home in East Sac. She chose July because it can be a particularly difficult month for getting enough blood donated.

This year, BloodSource bloodmobiles will be parked in front of McAuliffe's home at 1141 38th Street from 3-7pm on Thursday, July 18. The atmosphere will be anything but somber and clinical, as donors can also expect to keep up their energy with barbecued sausages, beer and lively conversation.

For more information, call Alice McAuliffe at (916) 451-5507. You can also schedule an appointment (recommended, as slots can fill up fast) at bloodsource.org/drives, location code M597.

Mulch Madness at McKinley Park

This coming Monday, July 15, the Sacramento Tree Foundation is hosting Mulch Madness, a mulching party at McKinley Park. Volunteers (and some wheelbarrows) are needed to apply mulch rings around the bases of trees near the McKinley Park pond. The project is expected to run from 6:30-8pm.

Even if you don't have gloves or a wheelbarrow you can bring, you are still more than welcome; there will be some wheelbarrows, rakes and gloves available. McKinley Park is big, so there will be two more mulching events this summer to care of the whole place: August 12 and September 9. For more information, and to register as a volunteer, visit www.sactree.com/.

1210 40th Just Sold in the Fab 40’s of East Sac

It took us longer than we expected, but we have finally closed on the sale of this amazing home at 1210 40th Street.

This is an amazing house that was completely rebuilt from the ground up. These builders have more projects like this one coming up in East Sac in the coming months. Contact me for more details on these other projects...

Here is the listing description for 1210 40th Street:
After crossing the expansive front lawn, pause for a moment at the front porch to enjoy one of the most premier neighborhoods in Sacramento. You can rest assured that the builders have put every effort into making this a perfect new home for you.

From the top to bottom of this property you will find details like the stately Spanish tile roof with a two foot wide soffit or shade tolerant Kentucky Bluegrass for the new lawn because this property has such majestic trees.

Cross the threshold and start to take in the details of mahogany solid core doors, travertine tile and hand scraped hickory hardwood floors. Wander through the formal dining room and into the expansive kitchen with marble counters and discover that every drawer and cupboard in the house has soft close mechanisms.

The large and open kitchen features top of the line appliances with the centerpiece being a Bertazzoni forty eight inch double oven with six burners and a griddle. The forty eight inch refrigerator, dual zone wine fridge and prep island with its own large sink make this the perfect place to create your next culinary masterpiece.

The kitchen opens up into the breakfast nook and spacious living room with the first of two gas fireplaces, making this home a cozy retreat during the cool winter months. Twelve feet of sliding glass doors bring in plenty of natural light and lead to the back patio and tranquil back yard.

Wind down the back hall past the downstairs powder room with its beaten copper sink and reclaimed hardwood backsplash to the downstairs mini-master with ensuite bath and its own fireplace. Perfect as a first floor bedroom, a home office or a den with large windows to take in the view of the neighborhood.

Walk up the majestic stairs, past the laundry room and into the upstairs mini-master and take in the view from the Juliet balcony through the eight foot wide sliding doors. This room’s bathroom features Crema Marfil marble flooring, shower and counter with Honey Onyx backsplash and insets in the floor.

Two more spacious bedrooms upstairs ensure that no one has to feel cramped in this home. These bedrooms share a Jack and Jill bathroom with Belle Foret fixtures, marble counters and travertine shower and flooring.

Finally you come to the last room in the house and can instantly tell that the term “master suite” is properly used here. The first thing that catches your attention is the twelve foot wide sliding doors that lead to the grand, seven by eighteen foot balcony, complete with ceiling fan for those warm summer nights. The large his and her walk in closets are only overshadowed by the master bath that will make you feel like you are in your own private spa retreat.

Even the garage of this home is special with its pass through access to L Street, one of only a few of its kind in East Sac. This home even has a basement, ready to be made into the perfect wine cellar.

Completing the tour you realize that 1210 40th Street is the type of property that people think of when they say “The Fab 40’s”!

California State Fair

Living in the state's capital has many benefits. Easy access to the annual state fair at Cal Expo is one of them.

This year's fair runs from July 12-28th, and there's plenty to see and enjoy over the 17-day run. Some of the highlights are:

-The Magical Midway
-The Kids Park
-County displays and educational exhibits
-Livestock competitions
-Nightly concerts, including appearances by Night Ranger, "Weird Al" Yankovic, The Four Tops, Hoobastank, Lonestar, Grand Funk Railroad, En Vogue, LeAnn Rimes, Air Supply, Kool and the Gang, and many, many more.
-Shopping and food (with everything ranging from healthy and fresh offerings like veggie kabobs and fish tacos to those wacky and deep-fried foods, including deep-fried watermelon, deep-friend Fruity Pebbles and spaghetti ice cream)

For fair hours, admission and concert ticket prices and other information, visit the website at www.bigfun.org/.

For those of us that live in East Sac (at least in the northern portion) and River Park, we will be hearing the fireworks every night as they celebrating each day of the California State Fair.

1842 Zurlo Way Just Sold

I was able to help a wonderful client purchase this great little home in Natomas. We closed right on time and everyone in this transaction was wonderful to work with.

Looking back on it, this has been one of the smoothest transactions this year!

2336 Rudat Circle Just Sold!

This was a long short sale process that almost didn't make it through. I had the listing and worked with another agent in my office who managed the whole short sale approval side of things.

We listed it in January and had it in contract in February. At some point just before we had short sale approval, the bank that owned the loan on the property sold that loan to another bank. We had to start the approval process over!

Right after we got the short sale approved, the buyer decided that he wanted to back out of the purchase. Fortunately, his agent had another, all cash buyer that was willing to step in. It was a very rare case where the lender allowed us to swap out the buyer without having to go back through the whole short sale process.

We just closed last week and my clients are so happy to have this chapter in their life behind them.

East Sac 4th of July Parade

This year my wife and I will be riding our bikes through the East Sac 4th of July parade again. It is such a great way to start off the holiday. We get to hang with hundreds of our neighbors and see everyone dressed up so festive in their red, whites and blues.

The parade will start at 11:00 on 41st Street just south of J Street. It will do a big loop onto J Street, down 42nd Street, around Folsom Boulevard and then finish where it started on 41st Street. Then it will breakout into a large block party with live bands and people milling in the streets and visiting with their neighbors.

After we are done there we will bike back to our street where they will be holding their 20th Annual 4th of July block party. The street will be blocked off, there will be face painting and bike/wagon decorating and all sorts of neighborly fun with a grand fireworks display to finish it off.

I've never loved the 4th of July more than I do now. I'm sure that it has a lot to do with the great sense of community that I feel here in East Sac!

Here are some pictures from past years...

37th Annual 4th of July 5-Miler

Some Americans celebrate their freedom by waving the flag. Others go to parades. This 4th of July, why not start your celebrating with a run?

The 37th Annual 4th of July 5-Miler is the area's longest running (pun intended) running event. There's no cost to enter. Sign-in begins at 7:15am at Glenn Hall Park. The Kids' Half-Mile starts at 7:45, while the 5-Mile Race begins at 8am.

The run is organized by the Buffalo Chips Running Club, the largest and oldest of its kind in Sacramento. For more info on the run, check out the Buffalo Chips website at http://www.buffalochips.com/358-2/.
